Yes, that's what I mean. Thanks. What about unpaid medical bills, credit card and other miscellaneous debts?

Any Recorded lien/judgment will have to be satisfied.  You could find those out with a title search or just wait until it is under contract.  Most places, you can look those up online.

I know as we go through the negotiation, she will have to be forthcoming. My goal is to not be too forward in getting to the hardball stage of the negotiating. If I know that only tax, mortgage and mechanic liens can prevent sale of a house, I feel it will help my position. 

I am in negotiations to get a property under contract in DFW. House has an almost $60k tax lien on it. Seller is the daughter of deceased owner and doesn't seem too open to speaking on details of other possible encumbrances. A question to you professional investors: What other possible liens/judgements can prevent the sale besides debts, mortgage debts and mechanics liens? Can credit card debt be used to put a lien on a property? 

I came across a deal for a property that is actually included in the sale of a business owned by the landlord. I am in Texas. Is it ok to conduct the sale as a real estate transaction and include additional contract conditions for inclusion of business and inventory?
