Thank you Elizabeth for your suggestion of a form letter.  Is it acceptable to email this letter or does it need to be sent snail mail?

Based on our prospective applicant's initial contact he quoted 600 as his credit score and in our ad, we stated we were looking for 'good' credit. His credit came out at 530 with other delinquencies, judgement and liens on his account, and his wife has not filled out the report yet. I did not realize that with using Bigger Pockets SmartMove you can plug in the parameters, which I failed to do and it came back as 'accept'. Can I reject him without legal repercussions and what kind of form letter can I send him?  I don't want to end up in court.  Thank you, Yvette

Lynn, very good point about the notice. I guess we are lucky as she did give us 30 days, moved out, left small repairs with lots of painting and cleaning still to do.

Tenant signed 1-year lease with no terms of early termination, lost her job and gave me 30 days written notice. Can the security deposit be kept on this basis alone?

Your prompt and thoughtful response(s) are very much appreciated and I will look at both of your methods for the future consideration of prospective tenants. I have another question and will start a new thread, as I believe that is how it is done. It was a pleasure to get such a warm welcome here by the two of you and the moderators with their helpful comments.

Thank you for your time and knowledge in your response to this newbies question. I would greatly appreciate the letter that you offered to share. No credit check was done and I don't want to miss any steps and/or creating problems with not going through with this person. I really should have listened to my gut and stopped the process sooner. In this day and age of lawsuits, I hate to miss any steps I need to take before notifying them of our intention. Do you think it is ok to email and then follow up with a letter? Emailing has always been the way we communicated with her. Also, since the invite to the credit check has been ignored since Thursday, is there a certain amount of time that I need to wait to hear from her, especially since I now have a better credit prospect.

Hi, I have one prospect that has sent me a rental application/documents and I had sent them an invite from a tenant screening company. They have not responded (invite sent Thurday, August 15 and no monies were collected). I have decided that I do not want to rent to them anyway. How would you relay to them that they are no longer being considered and their application disqualified? Thank you for any input.

Hi, I just stumbled across this amazing website and am excited to be here. My husband and I own one rental home and are looking to expand our holding(s) and the knowledge here.
