Hey All,

Wanted to see if anyone has referrals to good Multifamily Commercial brokers for the Indianapolis and surrounding B/C+ areas. What are people opinions and outlook on the state of Multifamily investments in Indy? I have a coworker who has been doing flips; new development; town house conversions, and STR in the area. I figure why not find out about the Multi space and see if he'd want to pursue that with me too.

@Matt Greer Are the areas you mentioned all B/C+ areas. (Fayetteville, Raeford, Spring Lake and Hope mills).  I'll do further research to see which school districts these are and keep in mind what @Andrew K. has mentioned about the unique needs of military members whom rent there.  Thanks for the info!

@Mark Bookhagen I'll keep shopping around for better rates.  That was the first one I got and then realized I could do more to perhaps up the appraisal value. Thanks for the response.

Good evening everyone,

I want to get your thoughts on whether repainting the exterior and rehabbing my landscape will alter the appraisal of my home enough to warrant the cost of said updates.  

According to the Zestimate of my home, I'd be able to open a HELOC on my home of about $120k (80% LTV with a 6.25% rate.)

I've gotten a few estimates on the exterior paint ($2500) but not on the landscaping (I don't have sprinklers; 2 planter beds with some palms and weeds), and no sprinklers in the backyard either.  Other than that, I have a few smaller jobs around the house like re-trimming some doors and some minor drywall work.  

I will do the small jobs because they shouldn't be too much in terms of cost. I'm just weary of spending the money on something that won't raise the HELOC amount when I could use that money on a deal instead.

@Eddy Udry Through one of the forbes list I've recently seen lately, Boise was one of the cities with the highest projected job growth.  I also have a number of coworkers who I work with in LA that have moved to cities in NW Idaho.  I will reach out for more info.

@Allison Mueller I'm following a few posts that you're active in concerning the Cleveland and surrounding areas.  I'm speaking to a lender in the area today and will definitely shoot you some questions as they come up.

@Jeff Wallenius Congratulations on being able to pursue real estate full time.  I love my career and the fulfillment it brings but I too want to be financially independent.  I'm definitely blessed to be in a career that's fulfilling to the soul, but also to the bank account as well. I'll be in touch for sure.

@Jeb Brilliant Yes, I do remember reaching out to you and finding out about the meetup. I wasn't able to make the last one, but I'll definitely be at the next.
