I am not sure what route I want to go yet. What I am looking for is a loan that will allow me to refinance within 6 to 8  months. I also need funds for the rehab which seems like conventional loans do not provide. Hard Money loan is an option, I just want to make sure I don't miss out on other loans that may be a better fit. I did hear hard money loans are quite expensive.

Greetings all, 

I am new to the bigger pockets community, Hi! I am curious to know your opinions on the best type of loans for a BRRRR. I plan to be pre-approved before house hunting to understand my budget. Wish I had all cash but this is my first go. Thoughts, comments, suggestions?
