I'm certainly holding out for them to pull through. Their executive summary also had annual projections on cash flows, hence my expectations of better returns. That said, the 'annual' year isn't over yet so things might pick up.

I am invested in the Open Door Capital Fund 2 where I transferred funds in early Feb 2020. I believe they started funding activities in April or May. So far, I've gotten 3 distributions of Class A dividends. If I compute these payouts as a simple ratio of the capital invested, it would be about 3.1%. There might be a better way of computing returns which I would welcome learning about, but with these numbers, it's rather underwhelming. It would be helpful to learn how other mobile park funds have fared over this period. 

@Sudhanshu Singha: Appreciate the insights about Richmond. Would appreciation be a better play in this market?

Hi All,

I’m relatively new to real-estate investing but am looking to take action in the coming months if not year. I reside in Northern Virginia (Herndon) where properties are expensive and have been exploring out of state options for buy and hold rentals that are within a 1-2 hour drive away. This would include Richmond in my own state, Baltimore City/County in Maryland and Harrisburg in Pennsylvania. Would welcome your thoughts about these markets (how landlord friendly, cash flow vs. appreciation, tenant pool and quality, neighborhoods to consider/avoid, etc.). Admittedly it’s rather open-end but perhaps a starting point to dig further. Thank you!

Thanks for the inspiring story Linda S.I am new to BP and am currently looking at the Ettrick area in Petersburg. I found a SFH that would need rehab and need to figure out the costs to see if it's worth pursuing. Would you have recommendations for a contractor and also property manager?
