 As far as cash flow goes, I'm going to have the home customized to maximize cash flow 

 Seller is Flexible on terms because he is a friend. So it will depend on how much the lender is willing to contribute to the deal. House is in South Florida

Single-family residence hard money loan investment.

Parents neighbor is willing to do some seller financing if I can get a hard money loan for a good amount of the purchase price. Then will help me renovate to maximize cash flow or flip for a profit.

Opportunity to own the home next door to my parents with favorable terms from the seller
