Sorry I haven't posted a reply or discussion, I am new to this, and I just bought a 2 family house next door to my home to control who moved in, and its in the process of being rehabbed, it's a lot of work because the tenant that was living on the 2nd floor left water running. Has anyone heard of Riverdale Funding for commercial lending, I'm still trying to work on this other project, and yes there is a demand for a coffee shop., the beauty salon would be for a client that already has customers. Now how do I figure out my cashflow, I kinda know how to do this, but I am not sure.  Thank you guys

 I may or may not have a down payment,  but the building I would like to purchase will be a great investment and profitable, I would like to make this building into a upscale rooming house with a beauty salon and coffee shop on the first floor, with at least 8 to 10 rooms,  the building has a parking lot,  price  is $175,000, but I am estimating the rehab to be about  $150,000 and to furnish it another  $150,000, is there anyone that can give me some advice on this project,  a contractor will be letting me know how much it will cost to rehab and the owner is willing to negotiate the price
