I've managed to house hack my way to owning a fully paid-off 2-bedroom, 1-bath, 900-square-foot home valued at approximately $67,500. With a HELOC, determination, due diligence, and a bit of luck, I am confident that I will achieve success in this REI. Investment Info:

Single-family residence other investment.

Purchase price: $46,000
Cash invested: $38,000
Sale price: $68,000

Live in fix and flip, admittedly the cash for deposit was a gift, leaving me time to live in It and fix things up.

What made you interested in investing in this type of deal?

Circumstance of needing a place to live with the intent of selling for a profit mitigating costs

How did you find this deal and how did you negotiate it?

Mostly just went with my gut I bought it during a crazy time single family homes are being bought only hours after coming on the market I had the choice between this house and another the other was slightly bigger with a basement in the porch but the roof did not seem bonded in my Spidey senses told me there might be Foundation issues in mold due to a smell while inspecting the house admittedly the house I bought is 950 ft has no basement and is a two bedroom one bath with a detached garage

The doors windows appliances flooring ventilation hot water trim along with electrical wiring
