@Joe Fairless   Thanks for the welcome, everyone here seems to be very helpful. I will try your advice and make some contact with some local developers. Although, my financials would probably exclude me to only very small investments, and what personal exposure I have had with development, it has a longer return time. Thinking of dealing with notes at first, to acquire a little faster return on my investment.

Hello to all at bigger pockets, my name is Randy,

 I'm from the Knoxville, TN area. I have been interested in real estate investment since my 20's, although at the time, I thought it was just for a select few (wealthy) which had discouraged me. Some dreams fall to the wayside, as life goes, things change as well as priorities. Now with my spark renewed, with some luck and good advice(hoping from here ;)) I can realize my ultimate dream of land development (long off). Being a newbie, I have spent a lot of time in the last couple of months or so digging into a educational of materials on this subject. As well as this site, to at least get me up to speed. As my financials are limited, I would like to meet up with some experienced investors of different aspects of this field, to determine what I can contribute to the best.  If I can be any assistance to anyone on here please feel free to drop me a line, or see my contact info.
