Hey Gabrial!

Charlotte, NC professional property manager here! I just sent a connection request. I LOVE Charlotte - great for investing - but I, of course, am biased.

Excited to connect.

 great thanks

The investors that I have talked with lately and others on BP seem to be very interested in the Charlotte area.  It makes sense because of their population growth and the strong job metrics of the area.  We have found good luck looking in the smaller markets just 30-45 minutes outside on the city.  There are some great incentives with the new builds in these areas.  many of the investors that I work with have found these deals beat anything else they find on the market.

Best of luck in NC, and let me know if you want more info.

 thanks

Based out of Miami here, but also looking to connect with professionals in Charlotte and surrounding areas! My partner and I recently visited for the first time in February and loved it! Already planning to come back in September or sooner.

Hey friends!

I’m an out-of-state investor new to the NC market.
Any investors, contractors, or real estate professionals working in NC?

Let’s connect! :)

There are multiple software tools for investors depending on what part of the business you want to automate most are for acquisition or property management. The acquisition there are some localized but nothing nationwide like a Zillow yet. The difficulty is in collecting current rental data of actual rents. We have been scraping Zillow weekly for 2 years and collect 24,000 rent comps. Using that data we develop AI tools for ranking properties on cashflow potential for the entire market. It's only localized in the Northern NV market right now. It's very similar to what wall street firms are doing in large markets like Atlanta or Phoenix.

Hi Bradley,

it sounds interesting.
Let’s connect and discuss it further.

I'm not an investor, but my company, PropTechVision, Inc, builds custom AI tools for investors in real estate. Every investment company has its own important parameters for how they perform market selection and identify high-quality investments, so we build custom AI models that work specifically for our clients and their needs, automating 80% of routine tasks and scaling businesses without hiring more people.
If you are asking about already built-in solutions, then it probably makes sense to take a look at Canoe Intelligence.

Hi Denis,

This sounds really interesting.
Let’s connect and discuss it further.

Quote from @Yogev Lifchin:

In my opinion, TXTing takes out more from you then actually bringing in - It often feels like a constant game of cat and mouse with phone carriers. LeadSherpa is a good service i had a lot of experience with if you want to go that route.

The two best strategies I’ve found are inbound methods: direct mail and Google Ads.

Direct mail can be expensive, but it can also yield highly discounted properties.

Google Ads, on the other hand, doesn’t require data extraction like calls, direct mail, or texting. However, it does demand solid digital marketing expertise to see positive results. These days, I’m all in on Google Ads.

Hello everyone,
I’m interested in hearing about which systems and technological tools you use as real estate investors as part of your work, and how you use them.
