Thank you all for the warm welcome to this site. One of the main concerns i have right now is choosing the right place to get started. I move around a lot so i decided that being flexible with location is the only way for me to get into real estate property. 

Some of my current questions / concerns:

1. Where is the rental market hot right now? Location is everything and after weeks of searching i can't decide what is best. Some places i been looking into is Fayetteville, NC, - Tampa, FL, Orlando, FL - Phoenix, AZ and Lexington, KY. Any Pros & Cons on this selections and any recommendations on other locations i can look at that will be of interest to me?

2. Financing: What do Banks look for when requesting a loan to purchase an investment property?

Hello all, 

I have a huge interest in getting into the real estate market. I have little to no experience in this subject but i've been doing a bit of homework searching through properties, reading blogs and speaking with some colleagues that are investors in the rental market. As of now my main focus is flipping house and or owning rental properties. I currently live in New York but i have been looking into other places like North Carolina, Kentucky, Florida and Arizona. I am working with a small budget so i have to start small and work my way up.
