 Thanks Brandon, I actually did just that but I thought I would post here as referrals from experienced investor carry weight in my book. I see you have a creative real estate financing contributor behind your name. We recently shifted to buying homes creatively. I may reach out again in the future.

I started buying homes last year with the intention of exclusively fixing and flipping for a few years and then transitioning into holding rentals. Unfortunately the market took at  turn in one the the properties I bought and now I am needing to refi out of my hard money then transition into holding. I've already started the refi but I need a CPA that can verify my expense ratio. Any recommendations of California CPAs that are expiernced in RE investing?

An old client of mine just asked if I would fly out to do some work on her house. I'm not really interested but told her I'd see if I could find a referral in her area. She needs carpentry, drywall and paint ideally also electrical work. She's in Fort Lauderdale. More than anything she needs some who does good work and follows through. Any referrals would be great.

I'm really amazed that It's that bad. She's willing to fly me and one of my guys plus rent us us a truck.

I bank at Wells Fargo my hesitation to do conventional financing is that for the last few years I've been putting near all our profits back into the company. I got a great credit score but on paper I look like I should be on food stamps :)

I'm looking at a property in Oakland that was a was a near new construction. I say near  because several of the walls of the original building are still standing. The foundation is already in and most of the framing looks to be complete as well . this project would work really well for me because I'm in the residential remodeling business. I also have my own Crew so my building cost would be less than a typical investor would need to put in.
I would love some advice on how to fund this purchase. I have a coupled hundred thousand in working capital for my business which I can use for the build out but I would still need money for the purchase and another 300K to complete the reno. I'm will to look into hard money or even a partnership. I just got this today so my numbers are rough at his point but even with hard money and 12 month hold I see the potential for a 30% ROI.
