I live in the Inland Empire Bloomington city to be exact is there any Real Estate meet ups near me ? Im committed to drive anywhere i just need to meet people like-minded individuals and get a sense of investing ! and answer a few questions haha

Looking into real estate I want to build up my portfolio however I know that interest rates are high and finding cash flow is even harder tp obtain. I'm planning to buy a property with a ADU to rent out to cover some or most of my mortgages . I'm in the inland empire and there are lot of opportunities here. I guess my question how would I analyze deal or which resource do you guys use to analyze your deal? Any other advice is welcomed too!

The 1% rule simply means that the total monthly rent should be equal to or greater than 1% of the purchase price.  For example if you buy a house for 200K the monthly rent should be at least $2000/mo.  A lot of people will buy a home for lets say 250K and rent it out for 1800/mo.  This would be a terrible deal and should not be purchased.  So, keep looking and don't ever settle for less than the 1% rule.  Because there are a TON of those deals out there.  Even in California!

Hey Gabriel, welcome to BiggerPockets! I like that you have this mindset at a young age. I got started when I was 23! I think it is great to have a mentor doing what you want to do. Try to attend your local REI networking groups and meetups. Connect with as many real estate investors as you can. You can also consult with lenders, brokers and ask them for suggestions on who might be a good real estate mentor most will be able to provide one. Never forget what your goals are, best of luck on your real estate journey!


Thank you very much Steven, I will take your advice find a mentor and also attend local REI events as much as possible . This is all very exciting I know its going to take alot of work and im ready for it, the response in this community is awesome .
