I started by listening to all the bigger pockets podcasts and getting a library card and checking out any real estate book you can get your hands on.  Also, network and make connections with people investing where you are thinking about investing.  Go to Real Estate meetups around the area, just do a facebook group search or search through bigger pockets.  You might find a good investor friendly agent that can give you insight into what to look for when doing walkthroughs.  Find a good deal calculator and get used to running numbers.  I have a certain criteria such as 1% rule, 70% rule, and net cash flow over $200.  Hope that helps.


 If I may ask, can you explain your 1% rule and your 70% rule ?
