This money comes from a private investors that lend money and they new to lending money also...Like I have a father in law that will lend me money....

When using a private lender how or what type of paper work should I use so they know they are going to get paid back.  Also do i turn this into my title company right when I open escrow. I ask this cause, I hear everyone talking about the investor securing it with a mortgage.

I recently had post that asked the question about land trust and if anyone was using them.  If so can you tell me some good and bad things about them. One big question I do have is.  Can you still use the equity or get a line of credit them?

I have been getting a lot of emails about investing into tax liens surpluses...Has anyone here on BP invested in them or know how it really works?

So here's a update on the property that was brought to my attention....This was multi-unit that could have been changed back in to a d single family...This was a really nice home in its better days.  I went to look at it and there was no fixing it without starting in the whole.  I know I'm new to real estate but I'm not dump when it comes to money..and seeing someone throwing away money is crazy. So far with the leads I've had,  this is all I'm getting.  I think bandit signs work.  BUT I ALSO think they bring some of the wrong leads...The biggest thing I hate the most is calling this guy back and telling him I can't help him out...

I haven't seen the house yet...rehab is in the air..But I do know you can get 450-550 a month in this area. He actually said this house was split into two units...a two bedroom and a one bedroom...then I can look up taxes...my biggest concern was rehabbing. Thanks for the insight.

Had a guy call me from a bandit sign,  and said that he has a house he doesn't want and he was wondering if I could buy it from him....as the conversation went on he proceeded to tell that he couldn't even give this away to a neighbor or habitat for Humanity....He will take what ever....but even at that this house needs alot of work and its not in a very good neighborhood.....what should I do?

When using private money.  What type of paper work would you use and do you also give it to your title company or attorney when you open escrow?
