Hello I recently switched careers and I’ve received a lump sum of $12,000 from my former employer in a severance package. I would like to use this money as a down payment to purchase a multi- unit property. In a perfect situation I would like a four-plex or higher. But I’m open to any multi- unit property. I understand my down payment may not be large enough so I would like for the seller to finance the deal and am open to any suggestion someone may have to get me started in this direction.

Maybe you have a property or know someone or something I don’t. I’m just looking for a little help. Of course I’ve given a wish list scenario but I understand it might be a little more arduous than this.

I’m new to real estate and haven’t done any deals but I see this lump sum as a start to springboard me into the game. Anything you have or know will help. I look forward to hearing from someone.

I'm a new investor Tacoma, WA looking to start in wholesaling. I almost have everything ready but I'm trying to find a wholesaling assignment contract. Do you just make one yourself or is there somewhere I can go to have one made? I would just like to copy one and adjust the parts I need to fit me. If you know where I can go to get this process started I'd appreciate the help.
