Thank you so much for the response. The appeal of potentially having a short buying process with a land contract down payment is somewhat tempting. I just started looking into the property so I think that with a little bit more info on the property as well as the owner I should be able to make a better decision.
Investors in the tri cities area (Bay City, Midland, and Saginaw) looking for a bird digger? Willing to check out properties, take photos, and research area/comps.

Recently ran into an investment opportunity. It will need work but has a lot of character and wood work. The home is offered under land contract or for sale. What are the pros and cons of this scenario?

I have recently slowed down on my efforts due to lack of time with work. I will be starting real estate classes before 2017 and I think that will help me a lot. I'm hoping with my license I will be able to become more familiar and come off as more knowledgeable when approaching others.

I will be moving to the Metro-Detroit area by this time next year so I would love to keep you as a contact.

I truly believe the Saginaw market is beginning to thrive. I have seen a lot more interest in the area within the past year and man new developments are happening. I think it may be due to the idea of what Saginaw is to some people. I have investors check out properties I've recommended to them and have been told that Saginaw is in far better condition than most Detroit neighborhoods right now. I think Saginaw gets the same bad rep that Detroit gets because of crime but if you are from the area you know which areas are known for this. I would love to help you out with the area if you are unfamiliar.

Hello there,

I have been able to find a decent amount of properties to share with potential investors/buyers however it has been very difficult to find individuals interested in these properties. A lot of the investment opportunities I've come across are in developing areas and good for SFH, MFH, as well as commercial. However I do not have much experience with wholesaling/bird dogging, especially in such a uniqie market, and have not been able to get anything to stick for both parties.

Have you had any luck or do you have any advice?

That amount of money in cash could serve as the down payment on a potential flip. I would start researching your local market and get familiar with price medians. Get to know the area you want to invest in based on your target market (to be determined by you) What will that amount of money get you down payment wise and if it fits the niche you have decided is right for you. What area are you in?
