@Alexander Felice Thank you sir! How would one find what units are selling for? For analyzing asking prices, I assume looking through the MLS?

Hello BP family! I am looking for advice on how you got to know the ins and outs of the market you invest in. I live in Avondale, AZ and am interested in studying markets like Avondale or Goodyear (a 15 min drive away from the growing areas surrounding our Cardinals stadium). I could even make a 45 min drive to Scottsdale or Mesa (more popular markets to invest in it seems). I am born and raised in AZ, so I know the bars, restaurants, and things to do in these areas. I feel i not really know the economics I would say. Like rents, job growth, population growth. Any help is appreciated. Thank you!

Hello biggerpockets community! I wanted to ask the married couples, who invest together, how they keep the assets organized. Currently, I am educating myself on REI and business. Soon I would like to take the plunge. My girlfriend and I are not married and do not have any properties yet. In the next 5 years, both will become a reality though. I envision us buying a property or two before marriage, and then buying many many properties as a married couple. Any advice on how to make sure we each are rewarded appropriately for our business efforts? And not that there is any option of divorce, but how we may each keep what we work hard for in our REI? Any guidance is appreciated! Thanks guys !

Wow that was great insight Jonathan thank you.

My biggest concern is simply not having an income of reserve while going to school and capex or expenses putting me underwater. 

That is a great idea about using student loans as a capital source. I was debating on that as well.

Maybe I will be able to invest sooner while in school. After I've become more educated on the matter.
