Is the occupancy rate current or after repairs? 33% Cash on cash is really good but I may be missing something. 176 x $145/ night = 25,520. If the mortgage payment is $2000/month you would be putting 24k/yr in mortgage payments.(I am assuming i am missing something though) If those numbers on the right side are accurate then it looks like a pretty good deal though/

Thank you for your input. I used 50% occupancy just for the calculation

Hi, I am new to the forum and looking to acquire my first STR investment for a 845sq ft resort condo with direct access to the ocean (no direct views from the condo). Coming off of the recent market high and significant fluctuations in the recent comparable sales I am wondering what a reasonable purchase price would be. I plugged in 250K with 50K on upgrades and improvements (badly needed). Does this calculation look sound? I would appreciate someone experienced giving their opinions. Would you go for it??
