   Per the title, I am a 20 year old college student interested in picking up my first rental property by the end of the year. I have found what I think to be a deal and am interested (even if just as an exercise) in my financing options. This is OOS, so I won't be living in it. I do not have two years of income to show, due to school. I have the down payment support of my mother, but am unsure of what my loan options are given my situation.

   Do I have other financing options? Should I ask around and try to raise the capital needed to buy the home outright? Thanks in advance!

 Hey @Jake Greener! I'm in the exact same position: 20 y/o student with limited capital. While I am very new and will not pretend to give you professional advice, I can repeat some of what I've been told so far. Networking is going to be your best friend in order to raise the needed funds to acquire a property. (Actually networking is essential regardless of capital, but you get the point).

Something @Kevin Brenner told me when I asked about his process for investing in small MFH (Multi-Family Homes) from a distance with low capital: You have the best tool for fundraising in your hand/pocket right now. The contacts in your phone are a great place to start looking for funds. Many people are interested in investing in Real Estate but don't know how. That is where we come in.

Hey everyone! As in the title, I am a 20 year old and rising Junior at Notre Dame. I am from San Diego and interested in starting on REI. With no consistent income and limited cash on hand, I'd like to meet experienced investors to learn more about partnerships, financing options, and the rental landscape in San Diego.

   In the meantime, I have been taking in as much as I can through BP and other online RE resources. Any advice or tangible next steps?
