Post: Looking for creative ideas on financing/ deal structure for my dad's FSBO neighbor

Hi,

As mentioned above, my dad's neighbor bought a place downtown and is looking to offload the property. I naturally raised my hand as interested but don't have the cash to buy it outright (this would be my first rental). Anyone have any recommendations on creative ways to solve this that they have done in the past? I have heard some people talk about assuming their loan but no idea how that works exactly.

Hi there,

I am looking to switch CPAs for FY21 and thought here would be a great place to start. In particular, I want someone who is local to Kansas City, doesn't mind me asking questions to understand better how it works, & has dealt with real estate and online businesses in the past. Lastly, I am fully aware I don't know what I don't know so guidance on how to be more tax savvy is a must.

Hey BP,

I'm looking for some advise. To make a long story long,I have a biz partner for some non-REI related businesses that heard I was breaking into property investing and wants to partner on some deals. Admittedly, I have not closed my first deal yet (soon) & told him to let me get my feet wet first before we even think about it. I think this summer/fall would be the earliest I would feel comfortable doing that.

The question is, How would you advise to structure a deal like this? things to avoid?

He would be bringing all of the money (cash)

I would find the deals, manage the reno and manage the PM (buy and hold. likely cash-out refi then split asset)

I am in the same boat and am taking the similar approach as @Anthony Gayden (for the most part). My W2 is very time demanding (as well as the other side business ventures) so options that are as passive as possible is where my head is at. I am looking at acquiring turn key in the KC market (where I live) with full property management so I can focus on income generation. I am more focused on appreciation over 30 than the cashflow to get out of my 9-5. Once I get through the process a few times, I am going to look into BRRR but that would be in late 2021 at the earliest.
