Can you help elaborate on the additional information you're looking for when vetting tenants? Is it fine-detailed reviews from prior landlords? If you could wave a magic wand, what would your ideal "tenant report" contain?

Why are reviews impossible now? Is it prior landlords' being concerned about violating FHA, or prior landlords' being concerned about liability (potentially being sued by the future landlord or the tenant under reference)? Or something else? Any information you can provide would be hugely appreciated!

I would guess that a small number of tenants often end up causing a large fraction of total costs/issues (please weigh in here!). One advantage of being a property manager at scale is you get to collect proprietary fine-grained data on all these tenants.

I like your "tenant certificate" idea. What's wrong with the existing screening services? What information do they not provide?

@Brian LeBow, could you tell me a little bit more about that insurance program? I’ve never quite understood how tenant insurance could work without the insurance company being a big part in the tenant selection process.

When I insure a car, I have to put down the make, model, my age, how much I drive, etc. The insurance company crunches the data and gives me a premium. With a tenant, I don’t know how an insurance company could underwrite that risk without being part of the tenant selection process. Any details you can share on how that insurance product works would be really interesting!

I'm a landlord with four properties, and have had bad experiences with property managers. I'm thinking of starting a property management company with "skin in the game". My idea is to sign multi-year leases with landlords on a master lease, paying them guaranteed rent each month. I would handle tenant selection and rent the property out to tenants. I'd cover any major damages to the property beyond usual wear and tear. I would also handle all the traditional aspects of property management and maintenance. The expectation on level of repairs' would be to keep it in the same condition at the time of signing lease. 

I know there are a few companies exploring this, but I wanted to get feedback from other landlords. Looking for feedback/thoughts!
