Hi everyone, I'm interested in lending some money to fix and flippers and possibly other types of investors. Only thing is, I don't know how and I don't have much to lend. As of now I'm only comfortable lending around 5k. I figured that may be good for someone who has a small rehab or someone who recently ran into an unplanned problem during a rehab. 

How would I go about finding someone and how do I make it legit?

Please if anyone is experienced with this any advice would be much appreciated.

I am looking for a wholesale friendly closing company in the SoCal area. I would really appreciate it if anyone who has successfully done wholesaling deals (using assignment contacts and/or double closings) in SoCal can let me know what closing company they work with.

Hey everyone!

I’m a wholesaler in Southern California and I was wondering if anyone would be kind enough to share their Purchase and Sales Agreement along with their Assignment Contract that they use to close deals!

I’m looking for some in which the wholesaler is protected with the help of contingency’s or any other methods.

If you also have an Affidavit & Memorandum of Agreement you use that would be so much help as well.
