There are a few options for this. In Denver, if you can find the right building with the right zoning, you can apply for a lodger's license and then operate as if you were a hotel but just utilize Airbnb or VRBO to run it as a short-term rental. The Espadin condo building in the LoHi neighborhood of Denver is an example of this. This is not without headaches. You have higher standards for this -- exit signage, sprinkler systems required in some cases, and you may be subject to higher commercial property tax rates, not the lower residential rate.

The other Denver-area cities that allow it are a mixed bag. I think Wheat Ridge is your best bet. They have a law that says you can only own one "whole house" STR, but they have a separate provision that says in buildings zoned MU that you can operate up to 4 STRs or up to 5% of the units in a 40+ unit building.

Centennial, in theory, could be another option, because they're totally wide open with their regulations. The problem is that Centennial is nearly all SFH. There really aren't many (or any) multi-unit properties.

Arvada is a great location, but they don't allow for all units of a multi-unit building to be operated as an STR. And they only allow 3 non-owner occupied STRs per owner anyway.

hello james, what about buying like a town house , or small building with 4 or 5 apartments in the denver area.

Just for short term rentals purpose. Is this possible?

People will not have to deal with short term rental neighbours because we will own the building

I am an investor, have 7 properties in vail and 50 in mexico city. Al I do is short term rentals.

Since I am already in Vail Colorado, would like to explore de Denver area. I am not very familiar with Denver, but would like to enter the market.

Which areas do you think are better for short term rentals in the metropolitan area of denver?
