So, I have an issue I am trying to lookup property tax information on the Marion county website in Indianapolis. When I type in the address of the property in questions for whatever reason it does not pop up all the time and I know for sure it is the correct address and when I called and inquire as to why it doesn't always pop up I was told that it's better to put in the parcel number. But, what if you do not know what the parcel number is and this is a property that I am looking to send a postcard to?!

Any suggestion will be greatly appreciated!

I have a question when is a wholesaler "SUPPOSED" to get paid? I hear that the assignment payout happens when the new end buyer pays the wholesaler for the contract and then closes with the seller. Then I hear that the wholesaler gets paid when the end but and seller closes together. So, which is it?? Does the wholesaler wait until the actual close happens? Or, does the wholesaler get paid when the new end buyer comes and buys the contract directly from the wholesaler making it so the wholesaler is out of the way completely? Please advise and thank you!!

Stephen Yancey yes I have to agree you should definitely have any property that you plan on marketing to a potential end buyer under contract. The last thing you would want to do is bring a potential investor to a deal that you can't get under contract for a reasonable price, plus the embarrassment that would follow soon after. You always want to do your market research and then assess the estimate of repairs and ultimately lock down a price with the seller. Once you've done this then your going to want to market up your price a little bit so you can make money then put it out to your buyers list. Remember on your purchase contract be sure you always put the And/or assign in the buyer space of your purchase agreement. Then you will need to have an assignment of contract for your end buyer. I'm sure you have this portion of it down already I just like to remind folks I've made some pretty bad mistakes in my career before that I wouldn't wish on anyone! Good luck!!!

Stacy Patlan I'm 4 months late here and I am just now seeing your post/question that no one I guess saw or answered. Hopefully you were able to get this deal sold and taken care of however, I can tell you that you will need to have an "assignment of contract" allowing you to sale your purchase contract to the new end buyer. If you are in need of a sample one please let me know I will be more than happy to provide you one. Indianapolis is a great place to wholesale as well I love it there!!!

I agree Sekelle O. There isn't nor should be an assignment fee to low or to high! I do assignments often where I make anywhere from $750 and as high as $7000+. The end buyer shouldn't gripe about what a wholesaler is making. Do you have this property already sold?
