Be aware that in Chester you're dealing with renters that are pretty difficult. I have a family friend that let 5 properties go in Chester because he had so many tenants that wouldn't pay rent, ripped out copper, busted holes in the walls, spread feces all over the house, and would threaten his life when he mentioned an eviction. Not all cheap properties are worth it.

What are people doing to minimize the risk of the landlord taking his rental back once your lease ends after all the hard work in year 1?

I just got my Real Estate license here in California. Now I have to decide what Broker to hang my license under. Does anybody have recommendations for a company with a great training program? Or any recommendations for books I should read? Tips?

@Doug Spence I dont know much about the airbnb world here in San Diego but welcome to the area! I just moved back here after being gone for 15 years. I live in the Normal Heights(right next to north park) area which is also a place you should look into. You're going to have to look quite hard for a 2br/2ba in the 400k-600k range.
