I need someone’s expert opinion on this topic. I’m looking at purchasing a 3 unit property with two commercial units as well.

The property is worth about $350,000 and it doesn’t need a ton of work. Rents are very good and can bring in $1000/mo for both commercial units, & $700-$900 for the residential. My idea for it was to buy it on owner finance and rent the units out to make the payments. I’m familiar with owner finance in single family situations but this is a little different. Would anyone be able to give me some advice for this situation?

I have been wholesaling for the past 6 months and have closed two deals within the timeframe.

I now that I have some experience closing a couple deals I wanted to ramp things up by making 1,000 cold calls per week over the past month

My goal is to talk to close ten deals by March 31st of this year and I want to know if someone could give me tips on how I can make my 1,000 calls per week as efficient as possible.

I want to talk to ten new homeowners per day and I currently talk to about 4 and only one at the most usually is interested in selling.

My lead source is D4D along with delinquent tax & sold tax auction properties.

I feel If I can talk to 10 new homeowners per day, and make offers on those who are motivated, I can reach my goal of closing ten deals by March 31st

What would someone recommend I do to get the most out of my calls?

@Timothy Vigneault My first steps were getting with someone who has been in the business for a while and learned from the. At the same time I was still taking action, but I just didnt know what I was doing. If your wholesaling just get started by D4D and contact the owners via skip tracing. It will all be uncomfortable at first but as you go you will get the hang of the business.

Heymy name is Gabe. I've just recently started my investing career, and I'm focused on wholesaling. 

I got started in real-estate right after I got fired from my base salary sales job. I jumped into wholesaling without any knowledge of what I was doing, but six months later I'm starting to get the hang of it. I've gotten 5 properties under contract, closed on one, and in the process of finding a buyer for another property I have in Jennings, MO.

My other deals fell through, and they have taught me a lot about the overall spectrum of the real estate investing business. My objective is to accumulate enough capital to close on properties in tax auctions next summer, and then wholesale them. Maybe even keep one for a flip.

I'm excited to be here, and I can't wait to network with other real estate investors here in Saint Louis, and all around the U.S. I'm always open to talking about deals, going to look at properties, and adding value where I can. Everybody feel free to reach out!
