So I did notice that some of the properties the real estate agent was sending me in that area of Carmichael did already have tenets living in there that were section 8. Definitely wanted to stay away from those. But that one in particular that I was talking about would cash flow around $1500. I also apologize with the misinformation of the purchase price. It is in fact 820,000.
I also hear what you all are saying about Merced and the College itself. It is in fact a last resort for most if not all students applying to the UC system in CA. However does the fact that the school itself and the community around it are throwing millions of dollars for the campus and the community have no impact on the future of the area? Could it be possible that all areas around the central valley increase in value once a bullet train in built from major city to major city with stops in the central valley? I know that is thinking very long term, but isn't that also how to think of real estate. Not about making money tomorrow, next year, or even in 5, but something that will increase in value eventually?
