Hey all, I am looking to connect with some investors from the Orlando area. I want to get started in the RE space and get under the wing of someone more experienced in fix and flips. That’s the strategy in looking to make my niche in. 

I own a consulting business. I do have some reserves and can also offer some boots on the ground type work. Just want to be able to bring some value to some more seasoned investor who is willing to show me the ropes. I don’t want any free handouts, I am ready to go to work and learn.

Hi everyone! I am looking to connect with local investors in the Miami/Broward area. Want to connect with others wanting to partner on some deals (fix and flips, wholesale, etc) and help me gain knowledge/experience while putting in the sweat equity as well. I do have some financial flexibility with money I am able to invest but overall want to meet and connect with some good people in the industry in order to start and grow my real estate portfolio. Any good meetups that I should attend please feel free to drop info as well.

Hello everyone,

I realize this may be a little far fetched but I am trying to get into fix and flips in the Cincinnati, OH and surrounding areas and was hoping to possible meet some investors on BP who might be willing to JV with me on some deals. I do not have a ton of capital on hand but I have a great credit score and I am willing to put in all the sweat equity/dirty work that is needed on the deals. I am okay with minimal returns as my goal is to gain as much knowledge and experience from a much more seasoned investor which I know will help me grow my capital slowly but surely. I have currently have one potential deal in place but again I do not have the funding for it. Would love to connect with some experienced investors that are willing to let me partner with them.

 A few good starting points...

1. BiggerPockets --> Network tab (top nav bar) --> Hard Money Lenders --> Filter by State

2. Google search, "Hard money lenders (insert city name)"

3. Local REIA/real estate investor meetups, where you can network with other investors and potentially some HML reps.

Regarding 85-90% LTV, you may consider reducing your expectations.

Many HMLs max out LTV (more precisely LTARV, or loan-to-after-repair value) at 65-75% LTV.

LTC (loan-to-cost) can often approach 85-90%, but that is a function of your purchase price + renovation cost, not the after-repair value of the property.
