Post: Section8 tenant breaking the lease, what next?

I cant speak much on the Section 8 situation because Although I have a section 8 certification I have yet to sign any section 8 tenants to any of my units.

I will say that I never allow any of my tenants to pay the water bill on their own. I pay the water bill, and have the tenants reimburse me. Being in a digital world makes everything so much easier. I download and send the tenants the water bill a week before the first of the month and collect what is due on the first along with the rent. 

I put these terms in the lease, so all tenants know ahead of time and if they want to move in to the property they will agree. And til this day it has worked out well.

I feel the same way about home inspections. I Have a basic understanding of how a home works, what looks good and what needs fixing or replacing so I never feel the need to have to pay a home inspector 700+ to tell me what I already know, but with that being said I hate to take a chance. I have a professional Home Inspector who does a Home Consultation for 125.00 an hr. Within that hour or hr and a half I get him to check the foundation, the roof, the electrical and a few other big ticket items. I don't need him to tell me a toilet or stove isn't functioning correctly. I can figure those things on my own. For an additional 75$ he can put this info on a certified report and I could use it if needed for negotiations or re-negotiation. Just something I thought to put out there for you friend. Good luck, and whenever in doubt lean on caution and the voice of experience.
