Hello Everyone!

I've been working on a fairly large scale project for several months now. Market research has already begun and the result are pretty lackluster when it gets to the Property Management side of things. I'd like to hear from you guys! I wan't to know what all of you buy and hold investors utilizing Property Management companies think and have to say in response to these questions.

  • What do you worry about most when hiring a Property Management company?
  • What does your Property Management company charge you? Fees, Rates, Renewals, Maintenance visits.. etc
  • What do you wish your Property Management company did or did better?
  • If there was a Property Management company that set aside an undisclosed amount of money accruing into an account you can see on your profile page on their website (Let's just say $60 a month per property) for the purpose of going into deals with you. Would that make you more likely to switch to use them? Assuming of course that their entire operation was functional and they won't let your house fall to ruins over night. Elaborate on your Yes/No answer.
  • Does your Property Management company have a preventative maintenance program? If so. Do they charge for it? How much?

For a smaller operation I imagine it would be somewhat tolerable. But if you're operating on it all day and hopping profiles all day it'll get very slow and very frustrating. A lot of times if you're utilizing the auxiliary function on yardi it'll just not work at all when you're trying to send work orders out to vendors. Even if you're running a smaller operation. I'd still stay away from it.

Lol, If you want to avoid nightmares stay away from Yardi. I can tell you that much.
