Hey Aurora community -

Does anyone have any experience in converting SFM's to duplexes in central Aurora? (Arapahoe County). Assuming finished basements with conforming bedrooms and a bath, is this possible or are there particular zoning / code issues that make this difficult?

Not sure yet on the scope of repairs. Our first property just needed paint, tile, some fixtures, a touch of landscaping, and a sewer line repair. But we're definitely willing to get into more of a rehab on the next one.

Hi Michael -

Our first rental property in Aurora has been leased up for about two months now. It's a smallish 3BR west of Peoria. Our advice (given our very limited experience) is to just stick with it. We ended up at about 10-15% under market value after some rehab work. We just lucked into a motivated seller and were their first offer, and we also got a 20K price drop for a sewer line repair that only took 4.5K to repair.
