Hi Bob, 

You can probably represent yourself as the lender.  Who is your trustee? I can email you the requirements.

 Hi Wayne, yes, we are the lender and had FPI. Agreed on the dump part.

Hi Maryland Locals,

We are looking at buying a non-performing mortgage in Marriottsville, MD.  Are there any local BPers there that are familiar with how long foreclosures are taking and how strong the action is at the local Carroll County sheriff sale? Any info would be great.  Thank you.

@Derek Lacy@Jeremy Tillotson I do have the cost break out here.  The insurance company letter says they think several of the items that our contractor says were damaged are not related to the roof leaking.  Here is what our contractor said in response to the insurance company:

" If the adjuster would have pushed on the walls he would have noticed the exterior walls were water damaged so bad that they are not even attached to the structure. The roofing dollar amounts and the scope for there repair for the dwelling is impossible to do. There is no way to clean and deodorize the carpet. There is major mold growth as well which would require more than a anti- microbial agent to take care of. Granted they are a bit closer for the actual claim of wind damage in order to do some of the repairs is more than refastening siding and patching a few spots on the roof and walls and painting"

What should we do now? Any info is appreciated. Thanks.

Thanks, guys.  @Garry C. Hi Garry, expenses were: $1,701 foreclosure fees (later reimbursed by borrower), $578 were for loan servicing, recording fees, and document scrubbing and storage.

Hi BP Experts,

We had a roof leak that basically destroyed most of the inside of a house we own.  Our contractor said repairs will cost $24k but the insurance company is only paying out $6k towards repairs.  How do we get the insurance company to pay enough to fix the damages? Do we need to sue them?

Any info would be appreciated.  Thank you.
