I work for a drug and alcohol treatment center that does the same thing. We rent properties at a higher rate and we are responsible for maintaining and fixing all wear and tear and damages caused by our clients, including appliances. We also return any leased properties back to their original condition at our cost when we move out. Landlords love us! All of this is in our lease agreement and discussed up front. We also abide by local codes (no more than 6 unrelated people living in the facility) when housing clients and we have a very strict good neighbor policy that keeps us in good standing in the neighborhoods. From my perspective a landlord would be VERY LUCKY to get a deal like that. I would however get a large deposit, just in case.

I am currently using Property Radar and Been verified to get distressed property, non-owner occupied/vacant homes etc. My problem is the contact information that both property radar and beenverified (background check website) seem to have MOSTLY incorrect contact info. I have been at this for months now and have only gotten ahold of a handful of the people I am trying to reach. Does anyone have any services that they prefer? How do you generate your leads? Any help is greatly appreciated!

I live in Huntington Beach and have never been involved in real estate investing, but I’m dying to get involved. Is this a good event for someone like me to attend? Or do you have any recomendations😬😬?
