Are there any freelance or part-time jobs a new real estate agent can align him/her self with to take the edge off of their financial responsibilities while starting out? Should a new agent in a smaller Nebraskan city be worried about losing "face" if seen working at other companies while building their career? I'm committed to real estate and willing to hustle, but surviving first is a priority.

So I am in my first year as a licensed agent in Nebraska. I am beginning to create a "comprehensive" flow-charting system with notes and checklists for different scenarios on the listing, buying and marketing strategy sides of my business. I haven't created anything this big before. I was thinking about using Evernote. Does anyone have any ideas on how to create/compile this information? Know of any resources I can utilize?

As far as circumventing the broker requirements: Each state's real estate commission sets the guidelines for brokers and agents. You will not doubt need to read their publications for the state portion of your licensure test (if they require it).

I am a new real estate agent, less than a year, and I was wondering what the benefits were to earning NAR Designations or Certifications. Do they actually teach you anything? Do people respond well to the acronyms on your business card? Am I even thinking on the right track here?

So, I am currently a part-time real estate agent while I finish college (one year to go). My license went active on Jan. 01, 2016. So far I have gained my first listing and am working with a few buyer clients. However, with a lack of experience recognized, I feel like I am missing something. Would any agents/brokers care to cover their daily routines? I do not know if my city size is relevant, but in Hastings, NE we are around 30k people with many neighboring towns/villages.
