My main question is this: does anyone has success with BofA (Countrywide originally) to accept a shortsale at this stage (auction date scheduled for June 25) if this property has never listed on the MLS? If so, what is the 1st step I have to do?

Don,

What is "a court order staying the foreclosure" mean??? My friend has some money...but ofcourse not all the payment amount he is behind. All he wants now is to be able to do a shortsale because he has someone at his church who might be interest in buying. But since it is not listed on the MLS, can he submit a shortsale to the lender??? And if he does submit this potential buyer, will this postpone the shortsale???

Hi BPs. Please help. I have a friend who just receive the trustee notice that his home is going to be auction 6-25. He did not paid mortgage for more than 6 months and during this time he trusted 1 of those loan mod company to help him negotiate with his lender. He just found out that they were scammer and did not do anything on his paperwork for him after he receive the trustee notice posted on his garage.

What can I do now to help him out???? Is it too late to ask lender for shortsale option? Don't we need to have the home listed 3 months in order for shortsale to even be consider? Please help. He do not want to have foreclose. Again the sale date is 6-25.......

Also, if a shortale can be work out, is there anyone in WA STATE that are experience willing to work with me on this deal? Thanks for any help you can provide!

Actually, I read in Fortune or Forbes magazine not long ago a big company that does this. They basically buy bulk of underperforming properties from the lender. Resell them back to owner at resonable price and rate that they can afford. It is a win-win-win for all 3 parties involve according to that article.

Crosswind, would you mind sharing a letter you sent out to homeowners that get results???

We, like Will said, get the letter out the day the notice is filed. Works well for us.

You will find that many of us on BP do marketing to preforeclosures. We all do things a little different. But different things work better in different areas. Be prepared to "test" several ways. Once you find the best, use it.

Can you share exactly what you look for in the "ad" for potential sellers? And for mailers, how do go about getting the name and addresses to mail these out? Do you have title company do a search for you for NOD lists?

Find a couple of cash buyers at your local networking events and see where they buy and at what numbers. Then market to those areas.

Wow J. Scott.....2nd at WSOP? That's is an awesome achievement!

I agree with you on the guys winning and blowing it all. I know a few of the pros from LA. One of them, I don't want to name, he won over $4.0 Millions and let me tell you. He was KING for a couple of years. Everywhere he goes, girls follow. And I mean Chicks!!!! He blew away everything in less than 3 years.....why? Fun, not managing and most importantly, they all have the mentally they can win back those money again just as easily.

Speaking of winning, we have another record for the youngest to win the WSOP! If you watch ESPN lately and know who made the final table then you know who this is. I like him, I think he is good. As for the guy last year, he was mostly luck. VERY LUCKY actually. He didn't play that well. This year winner is younger, unbelievable!!!

Anyone heard of him. A friend of mine just email me his link for the Real Estate Challenge where he went to South Carolina if I am not mistaken and took a guy out to buy and flip real estate in 2 weeks. The guy made at least $10K+ and has 2 more deals line up. Sound very appealing to be able to make $10K in 2 weeks. Anyone has any experience with Jason Rodriguez?

P.S I did search before I post this and nothing came up for him therefore I posted.
