@mike lacava thank you but that is what I'm not sure about. I have a lot of learning to do. I'm not sure just yet. I have seen pics but am going to see the home Monday for the first time. If I get the house for 20 and put 20 into it. Would that be worth it? Could I email you the pics and details of the home and you give me your professional advice?

I can not find a duplex/triplex in the area im looking for one. Would it be smart to invest in building one? Or no. (i will be living in a unit as well, while renting out the others)

I'm fresh out of college, about to start my first job. I will be moving and do not believe in renting. I'm not the type to buy myself a "starter home" either. However im not financially set to buy my "dream" home as of now. However i would take in consideration of investing in a Duplex/Triplex and living there while renting out the other units. Is this a good idea? Or should i take another route? Please help?

@Sam W. I did a little bit of research on the rental market, and do not believe this is where I will be doing my investments. However I do believe i the multi family rental would be a great idea with many students looking for of campus housing yearly.

Sam W. I'm not quite sure yet if i will be staying in this area after finishing up school. I currently reside in Harrogate TN. Which is where my school is located Lincoln Memorial University. Its a small country town. Roy N. Ok. Thank you for explaining. Actually I have thought about purchasing a Foreclosed home here in town, renting to students while also living there. Which is what you have both told me i assume. However Financially is this a smart move? How do i go about taking the next step?
