My girlfriend is a realtor and the plan is for her to list all the homes which includes the first property which is currently active  

Has anyone had any luck with contacting homeowners directly who have missed payments and are in pre foreclosure?

I have just finished my first flip and am looking for my next property. From what I have read Auctions are risky. Buying from the MLS means I have to pay top dollar. How do I find ways to purchase directly from the homeowners who are in trouble with payment or just want out of a house in disrepair?

I just finished my first flip and have put it up for sale. I am anxiously waiting for it to sell so I can move onto my next property. I would like to learn how to find houses at auction and via other avenues other than the MLS.
