I have an atrium window in my house that has a double pane window. It recently broke the outside pane from a hail storm and I’m trying to get it fixed but the tenant does not want anyone entering the house to do so. They are concerned about themselves and other people in their life for the corona. The company I’ve paid to fix the window claims they take all precautions to mitigate that concern but obviously it can never be completely eliminated.

Do I push forward and upset the tenant or just leave it unfinished. It only broke the outside pane and not the inner pane so its not a huge concern but I’ve been trying to be respectful of the tenant. I just want to get it fixed and my patience is growing thin. 

Any thoughts?

Thanks everyone for the responses. Landlord laws for CO don't appear to be clear cut for abandoned property but I'll keep looking. Appreciate the advice!!

Purchased a duplex in Colorado and I'd like to know how long we are required to store/hold onto the tenants property they left behind after they move out? 

The tenant has agreed to leave and has signed documents stating they are leaving on Sept 10th. The house is currently unattended and boarded up due to law enforcement. Is there a required timeline or do I need to send notification to the tenant letting them know my intentions if they choose to leave belongings behind?

Any help would be appreciated.

Hello everyone,

I'd like to get your thoughts regarding an umbrella policy or llc. I have a personal residence in Denver that I rent out while I am away for work. We have a standard landlord policy on the property now with a tenant that has been in there for two years and I'm wondering if its worth adding an umbrella policy or switching the house to an llc? 

I understand the llc could trigger the due on sale clause which is only 40k so it would not be the end of the world but I am eventually planning on moving back to this residence one day. So if I plan to move back into the residence would it be best to go with an umbrella policy or the llc or both?

Does anyone know someone who can help me put my Denver property in an llc? I have an existing mortgage and was looking to get a heloc on the property so I'd like to know how this would affect the process.

Is it better to create individual llcs for properties or have all of them under one llc? I was doing a search but wasn't finding much. I apologize if this question has been asked before.

I would hardly call it experience. I do own two homes at the moment. The one in Denver is my first purchase. We have friends staying in it now (not covering mortgage, furnished, all bills included). They do take great care of it and they are flexible in terms of us returning to Denver in the summer.

The other home we have is in Canada and is managed by a company. The rent also does not cover the mortgage/property management fees. That being said I am not overly attached to the house but I fear if I attempted to sell I would lose quite a bit.

So I am looking for advice on my current properties and also a bit of future advice. My long term goal would be to own enough houses that I could comfortably get by on the rental income. Eventually I will end up in the Denver area.
