Thanks for your kind words. Definitely relying on my enthusiasm for the beginning since there's so much to learn. When I saw the post outlining the ideal introductory post asking what my goals in real estate were, I felt that something too macro wouldn't really convey my ambitions.

I would definitely appreciate any and all advice you can have about the market in San Diego because right now I am relying on information online and day trips to San Diego when my realtor recommends a property matching my specifications. I would love to be more proactive in my analysis of markets but right now I feel I am going off of recommendations of of my own analysis.

Thanks Greg! That was was my exact plan in regards to the multifamily in regards to the allocation of units but I did not know about the 203k until @Casey Murray mentioned it so now I have a much wider array of options purchase-wise.

In your experience, is it worth trying to assemble an estimate based off of market rates and building specifications or should I just wait until I get the estimate from the general contractor?

@Casey Murray Gotta stay productive! I know that Southern CA is especially known for its low vacancy rates but with the prices and cashflow numbers what they are, I am not capitally ready to primarily invest in the San Diego area. Without the downpayment options offered by the FHA, I would have to give-up/shelve my ambitions of owning in San Diego for the aforementioned reasons.

I think that I will be focusing primarily on multi-family because I like the aspect of multiple payees of rent versus an individual for a SFH. However I am interested in expanding into commercial but it seem that I will need to assemble a sizeable cashflow/capital reserve if I want to enter that sector as an investor.

I will have to take another look into the 403k loan but I thought I read that it could only be used for single family homes so I thought that I would have to finance the renovations with cash. I am right now split between the Golden Hill & Normal Heights.

I arrived at the goal of 100 properties due to a combination of reasons. The most arbitrary being that I figured that assembling of portfolio of that size would occupy my attention for a considerable amount of time. Pragmatically I thought that having more rental properties would diversify my risk from vacancies.

The owner occupancy requirement I was referring to the ones necessitated for a FHA loan. My plan was to purchase a multifamily and live in one of the apartments. While cashflow is pretty non-existent in San Diego, I'm not quite ready to move to the Midwest and my plan was to divide my real estate ambitions into two categories. Properties whose main focus is for the cashflow and properties whose focus is the capital appreciation.

My name is Nobu A and I am a Newbie from Los Angeles, CA., I am very open to conversing with and meeting fellow investors! As my opening sentence probably lets on I am a relatively new in regards to real estate investment.

I am originally from Santa Monica, California and I am a technical writer by day.

My goals in real estate is to assemble a portfolio of 100 properties. I came to join BP after meeting a real estate investor who shared his own real estate journey with me and I was intrigued how rewarding it could be to a disciplined investor.

I am currently looking to move to San Diego, CA for a year in order to fulfill the occupancy requirements for a 4 Unit Multiplex.

I am seeking to discuss: purchasing, short term vacation rentals, renovations, upgrades, out of state property management, market analysis.
