Hey Ryan, I have a very silly question...

If I link you to a cash buyer wanting to buy this property.. would I get a referral fee by chance or would it just be more of a helpful gesture?

I have three clients that assure me they will pay a $150 Retainer fee once I find them a house for them to rent. They are all roommates that are desperate to move out asap for their lease ended weeks ago. They also do not have the credit. I read online that usually sellers pay this fee. I did contact listing online for them but as a new beginning in real estate.. how should I continue this process? Some will say it is not worth it, however learning the process could be beneficial.

I have passed my state exam and can start working for a developer in the Charlotte 28227 and surrounding areas. How would I go about finding a builder to work for? Would I pick a community I would like to go work at and contact the builder/developer that way?

I would appreciate responses on how you got started in new home development.

When you become an agent there's list of fees to pay. What if I'm getting my RE license for the knowledge, tools, and so I pay myself the agent commission when we fix and flip properties. What will I be looking at for fees and if there is anything I need to know moving forward?

I'm would like to know where I can start learning the different contracts I'll be using whith wholesailing and flipping. Try to educate myself with the law, contracts, etc.
