This is my first reply on BiggerPockets so take it with a grain of salt. Did you do your own comparables? What is the average price (sold) in the past 3 to 6 months for similiar properties in the same area (as opposed to all over town)? Same question for average rent in the area.

Seriously, Vegas has too many properties so if you do not feel comfortable bidding, move on. There's plenty of fishes in the sea. Your agent is probably trying to push you into a deal (they work for commission, remember that golden rule).

I actually bought my first property for less than what the seller wanted, all cash, no financing, closed in 7 days, well below the assessment and nearly 40 percent below average market price, rented it out and hauling in sweet money now.

It's all about doing your homework.
