@Adrian Smude I agree with some of the above statements , I’d be more open to giving small gifts to lenders , realtors , good gcs, and other deal finders. Tenants come and go but someone who can help scale your business I think would be a better relationship to nurture.

Most books and podcast suggest going to brokers to ask and discover local cap rates. However most books and podcast also make it seem like the brokers hate tire kickers and wont work with you if your not at that moment ready to close on a deal . I feel like there is a website or sites we could look at to do our own recon before we decide that area is worth trying to build a team in . We have already done a lot of research on pop increase , wage growth , job growth , % of renters , crime rate , etc. ( all from city-data, census , best-places , IRR). Are there any out there that I'm missing ?

I’ve recently had a lot of potential tenants contact me about our apartment for rent . It seems like more times then not they all cancel and I end up wasting time driving . What are some ways I can stop wasting time ? How can I get them to stop canceling? I was thinking charging for a application fee before the walk through but never did because I feel like you need to see it in person before you pay for it . What are some of your thoughts ?

I have a commercial tenant that is locked in until July 2018 , however I’m not sure they will renew or I’ll want them to renew . That being said what specifics should I be looking at when screening a business ? Profit loss sheet ? What if their a new business ? What’s a ideal business tenant look like ?

@Adam Adams Thanks Adam , apartment buildings are forsure in my future plans . I like to practice evaluating and watch certain transactions to get better at running numbers so all information helps .

How does lead safe or lead free effect value ? I've talked to some people who wouldn't touch lead safe with a ten foot pole and others that don't mind it. Is this a make or break situation ? What are typical ways to get it from lead safe to lead free ?
