Great suggestions. I am working with Maricopa County for the first time this week to get these kinds of records.

In another thread, @Rob Suhai recommended using public tenant eviction records as a way to help find off market sellers. I did not know that info was public.

This got me wondering, what other publicly available information might be useful for investors? Can we build a list?

Welcome, Aaron. I am also a software engineer (now managing others) and grew up in upstate South Carolina. I'm now living in the Phoenix, Arizona area.

I am also new to real estate investing and pursuing my first deal.

Have you gone through the BP Beginner's Guide yet? Do you have an idea of what your first goals are in real estate investing?

It's been a busy week connecting with @Ryan Swan, @Account Closed and attending AZREIA's event on Monday. We're making good progress.

This weekend, I'm going to try to build a concrete understanding of the tax implications of owner-occupied multi-family. Could someone recommend a CPA in the valley that's savvy in this area? I'd like to find someone in the valley for this.

Hey @Tony Le Claire, congrats on your first home purchase.

The Phoenix local forum posts I've read so far have given me the same impression you're describing for multi-family deals. Since I'll be occupying what I purchase for a year, the quality of neighborhood does play more into this than if I wouldn't occupy. So these are the variables I'm considering right now, and I'm trying to figure out what expectations are reasonable and where it makes sense to compromise. I haven't set my budget for this deal yet. Again, I want to get a good understanding of the market in this area and let that drive me toward a budget that makes sense. I feel like I am erring on the conservative side right now, hoping to make my newbie mistakes on something that won't mess me up too bad!

It sounds like we have some similar goals right now, so I sent a connection request and am looking forward to talking more.

Hi everyone, I discovered Bigger Pockets several months ago and have gone through the beginner guide, read many blog posts, listened to many of the podcasts, and so on. This is my first forum post.

I live in Tempe, AZ and work full-time as a software engineer, also in Tempe. After learning some of the basics, I am interested in real estate for a few reasons: 1) reduce my own living expenses to free up more cash for investing and entrepreneurship, 2) build passive income, 3) tax advantages, 4) investment diversification

Thanks to the Bigger Pockets community, I'm now ready to do my first deal. The plan for now is to start by doing the typical FHA financed owner-occupied duplex or 4 plex deal. I've arranged the financing and am now actively looking for this deal in the Tempe/Mesa area.

I'd like to connect with other members in the area and would like to learn about meetup events here as well. Looking forward to getting to know everyone!
