The Colony has bought it average house price up in the last few years so I doubt they will be looking to add mobile or manufactured homes any time soon, Just my opinion.

There are defiantly fewer buyers out there looking for homes however the ones that are are serious about find a home. The best time to list a home for sale is just before the children break for the summer so around April / May.

As a realtor what I usually do is short list properties. You give me details of what you are looking for and I enter that information in the MLS and you get emails with what's currently on the market.

Most seasoned investors have their own tools they use to evaluate the short list of properties that I send them. I can provide more help and guidance if needed.

As with many things it depends on which state you live in when it comes to Real Estate. In Texas we have a "sellers disclosure notice" which the seller completes. However when it comes to 'investment properties" many times the seller has never lived in the house so they are not aware of whats happened over the years.

This is especially true when you add property management companies into the mix.

You don't need a fancy high end car to be a realtor (unless your a TV realtor on a reality show). You just need a reliable car that is in good condition and clean. Also realtors drive lots of miles per year usually way more than 12,000 miles which is standard allowed miles for a lease.

I have been a realtor since 2011 and very rarely do I drive clients around in my car. Even out of state clients usually have a rental and they prefer to just follow me.

Personally I would not work with any buyers / investors without having a signed buyer's representation agreement in place. That being said either of us can terminate said agreement at any time.

Hard money is for a short period of time so is better suited for a flip than buy and hold. IMHO.
