I found a possible short sale deal, My Realtor says the ARV amount after renovation would be 140k he owes 115k. I am very new to real estate investing so pardon me if this question seem basic. I would like to flip the house so if i take 140k times .70 which equals 98k minus rehab costs of 25k that would equal 73k should that be my offer or should i also take into account Realtor commission and contingencies , I have done one other flip with a short sale not using this formula and made around 5k does not seem like enouph return on my investment for all the time and trouble and risk! I would like to do a successful flip on a short sale if possible. Any suggestions?

I purchased a sfr 3810 sq feet, for 135K, my Realtor said the ARV would be 250K I renovated the upstairs the roof and the outside of the house cost was 25k, put the house on the market for 230k no offer very little traffic! The traffic I did have commented the basement needed work, so I just put 15k into the basement, I feel I should increase the cost by 15k the hard cost to finish the basement but I am worried about raising the cost on the MLS. Can anyone give me some advise on this matter I am very new at this but would really like to make it work!

I am very new to flipping houses, however I have been in construction and remolding most my adult life.

Currently I have three houses on the market, from my calculation and with my real estate agents help I priced them at what i think is just below market value. They have been on the market for 30 days no offers! Should I be doing something to help move them?

I wonder about offering cash back to buyer as an incentive

Or should I just lower the price?

Should I stage the houses and if I do will I get better offers?

Can or should i offer additional cash to agent that brings buyers?

I have learned a lot about rehab and sale, on BP the last few days, I have spent hours studying the pod casts and the blog post as well as the free beginners guide book, this is the first attempt at asking a question. I am hoping I did it correctly, Is there anyone who wholesales up here in cache valley?

Are there any members in Cache Valley Utah , Logan Utah or somewhere close.
