Three per LLC is our practice.

We have owned beachfront and near-beach property from Mississippi to Florida.  Unfortunately, there is no such thing as one that cash flows if you use leverage.  You have to enjoy using it yourself to make it worthwhile.

In Alabama, it is called a statutory warranty deed and it does have ramifications. Your attorney or closing agent can walk you through the risks.
