Hey @Adam Yonan! Welcome to Real Estate Investing! Dayton and Cincinnati Ohio markets have been mentioned by several reputable sources such as Forbes, Best U.S. News, RealWealth and several others for "one of the hottest real estate markets in the country", "best city for rental return" and "best cities to buy a rental property for investment". These cities also offer affordable investments with great cash-flows, returns, appreciation, and opportunity. These markets also have a great employment rate with large companies such as Procter and Gamble and The Kroger Company - together employing over 33,000 people. Additionally, these areas also have multiple universities including University of Cincinnati and University of Dayton and several nationally ranked hospitals.

Additionally, vlogs and podcast are a great source to learn about areas to invest in and what to expect with REI.

A great turnkey provider will you provide you with honesty, transparency, and a quality cash-flowing asset. This will not only build trust but a solid working relationship. It's also important to find a provider who has similar intentions as you, understand the market(s), and want to see you succeed. Lastly, someone who will want to build a great relationship with you and make sure you know that your concerns, questions, and goals are heard and important.

Hey @Jeremy Hackenberg! Great to see a fellow Buckeye. Dayton is a fantastic market to invest in. Student housing can be lucrative and I'm sure you have some great, direct feedback from your parents. Would you have a proximity from UD's campus that you're looking for? I wouldn't rule out single-family near the downtown area either. SF can be better for longer-term tenants so wouldn't be bad to have a nice mix of SF and MF or multi-unit like duplexes.

As @James Wise said, it's all about analyzing the net. Even in my market, taxes are relatively high compared to purchase prices. However, because of the purchase prices, and high rental demand, they still cash flow really well and we're seeing returns from 8%-15% depending on the property and whether you're looking at a cap rate or cash on cash (COC) number. COC can be much higher than 15%. If you don't find anything local, consider investing outside your market. I always tell investors to follow the adage - "Live where you want. Invest where it's smart." Like @Ali Boone said, rentals don't always work in your back yard. I know multiple investors from CA and NY investing out of state (specifically the midwest) because the numbers actually work in those markets versus their home market. Something to consider if you're really wanting to get some rental properties.

A recession? No. It's never good for anyone. In my opinion, even solid investors can fail during a recession. Yes. There are opportunities in a recession but if no one is buying the product you're putting out, what good is a great deal that you may find if you can't turn a profit? 

A correction? YES! I am in favor. In my market, it's definitely a sellers market and making it nearly impossible for investors to compete because of inflated prices. Profits are definitely more slim. A more stable market, where there are just slightly more buyers than sellers would be ideal. Right now, we're WAY over saturated with owner-occupied buyers AND investor buyers. Of course, every market is granular. Can't compare NYC to Dayton, OH. Can't even compare Cleveland, OH to Dayton, OH. They're different and are all in different phases of the real estate market roller coaster that inevitably has peaks and valleys.

Dayton, OH / Cincinnati, OH - Great markets with 1% rent to value or higher and purchase prices between $80k-$130k. Good neighborhoods and long-term renters with 2-year leases (or longer). Good economic climates as well. Lots of activity from Amazon and a large military base in Dayton. Cincinnati of course is home to GE, P&G, Kroger Company.... the list goes on.
