I have capital to invest but not a lot of free time to do property analysis, etc. . Seems there would be someone in the area that specializes in finding high quality rentals for someone like me to landlord.

Is there something better to do than calling up a realtor? Someone that may specialize a bit more in this niche?

I'm new to the flipping strategy and am aggressively learning. However, I know people who have a proven track record of successfully flipping.

I have accumulated several hundred grand which could be used to lend hard money or invest.

1. What would I need to do to invest this with a flipper to ensure my money was protected? While I may want to trust someone, I may not know them extremely well and wouldn't want to find they'd moved in the middle of the night :)

2. What are typical terms?

3. Should I create an LLC?

I've been lurking for a while but now ready to more actively jump in. I'm interested in acquiring rental properties in the DFW area as I work to reach financial independence.

I've amassed a fair amount of assets I'm ready to deploy but have much to learn so they are deployed in a low risk and profitable fashion. Looking forward to getting to know yall and learning a ton!
