Hello,

I have been weighing the pros and cons of selling in regards to a multifamily I own in FL.  It is about 100 years old, has had termite issues but currently it's fine and bonded.  It brings in about $1,500 in profit after all expenses are paid.  I just don't think it will appreciate a whole lot more than it is currently but the rents could go up in the future. I bought it distressed and put over $100k into it.  I am just looking to make even if I sell but it does cash flow well.  I wanted to sell based on how old this property is and that it won't appreciate much more.  Not sure if I should hold it and sell it.   Any insight will be much appreciated! Thanks you!

Hello,

I just purchased a property and it has a vehicle that belonged to the owner prior to the owner that I purchased the property from.  The owner of the car passed away several years ago and the the estate did not want to car.  The previous owner did not want to deal with the car and gave it me. The car is a decent shape but no title.  Wondering if it's worth the hassle to track down the heirs of the previous owner to try to go through court and get title.  Has anyone had any experience with similar scenario? Thank you!

Hello,

I was wondering if anyone has come across a form or verbiage that protects the landlord from liability while a property is undergoing fumigation.   My multiunit is being fumigated and I am providing some money to the tenants for alternate housing. The fumigation company has their disclosures but it doesn't include the landlord. I wanted to have a write up that included the amount but also verbiage that protected my from further liability.  Any help will be much appreciated.

I think it all depends on the apartment (area, type, year built, city, and most importantly the return on the investment)

Have you heard of this? If you are married and the insurance and property is in your spouse's name. The spouse passes away, is the property still protected? I was told that once the spouse passes, the coverage is negated and the surviving spouse doesn't have any right to that policy.

Eviction completed and tenant out today.  Yay!  Thanks for all our help, much appreciated!

@Ronald Y.- yes, Volusia is a better market than Orlando in my opinion but you have to be caution of flood zones and know which areas are the best.  Having a good property management is helpful as well.  Message me if you have any further questions on that.
